A land severance (also known as a "consent") is the division of your land, which creates separate parcels. The Official Plan of Douro-Dummer has specific requirements and/or conditions for land severances. Being approved for a land severance depends on:
- Lot size
- Compatibility
- Public and private roads
- Conformity to the Official Plan and the Zoning By-law
- Water supply
- Sewage disposal, etc.
The approval authority for severance applications is the County of Peterborough.
Before applying for a land severance, you should submit a Preliminary Severance Review application with the County of Peterborough to see if your land qualifies to be severed. If the land qualifies for a land severance it is suggested that the applicant talk to neighbours within a 60 metre (200 feet) radius of the proposed new lot, and relevant ministries and agencies to inform them of the plan. This courtesy may help to prevent additional costs or a delay in the processing of your application should someone not understand the nature of your request. After you receive the Preliminary Severance Review Report, questions should be directed to the County of Peterborough Planning Committee, or applicants can contact the Township of Douro-Dummer's Municipal Office for further assistance or review.

Prior to submitting your formal Severance/Consent Application to the County of Peterborough, it's recommended that you contact the Township of Douro-Dummer for Municipal input by having a preliminary severance review completed by the Township's Planning Committee. The cost for the Township Review is $100.00 for the first application and $50.00 for each subsequent application. This review will help you understand whether the Township will support your severance application as well as indicate the types of conditions that the Township will be requesting.
