Minor Variances are granted to allow development to proceed without it being in exact conformity with the requirements of the Zoning By-law. A Minor Variance is a special privilege and there must be a valid reason why the by-law cannot be met in order for a one to be granted. The Committee of Adjustment must also make sure that the granting of a Minor Variance does not undermine or violate the original purpose of the policies that the municipality has in place.

Minor Variance applications are considered by the Township of Douro-Dummer's Committee of Adjustment. Any decision rendered by the Committee may be subject to such terms and conditions as the Committee considers advisable.

When making a decision about the application, the Committee must consider:

  • 1) Is the request minor in nature?
  • 2) Is it desirable for the development of the land and the municipality as a whole?
  • 3) Does it maintain the general intent of the Official Plan?
  • 4) Does it maintain the general intent of the Zoning By-law?

All four of these requirements must be met in order for an application to be approved.
